Home Buying Sabotage… Unstaging!     

We’re in a very competitive market in the Northwest. In the past 3 years we’ve received multiple offers on the vast majority of our listings and had to compete for my buyers to be successful.  One day recently, while showing a buyer a home she loved, I commented about the seller's staging.  It was nothing major, just a few details I know my wife would have done differently. 

My client laughed and said, “Maybe we should un-stage the home, so we wouldn’t have as much competition”.  We laughed and joked about rearranging the furnishings, putting up some “family pictures” of bad or even notorious people.  "What if we were to plant some insects or rodents, hide something smelly leave a note from a fictitious neighbor…?"

Now, all these comments were made in jest, and these are lines I wouldn’t cross, but I will admit to coming up with some of the ideas. 

Buying a home in a competitive market doesn’t take being unethical or immoral.  It does take knowing the market, knowing your limits, gaining whatever inside knowledge that can be discovered and using the right strategy in your offer and presentation.   

Not all Brokers think in these terms.  Most will throw something against the wall and hope for the best. If you are competing in this market and not getting the success you want, let’s talk.  This buyer went under contract and recently closed, and we didn't have to do anything underhanded.
